A satellite dish can be installed on the deck of the unit. A satellite dish cannot be installed on the roof, the chimney or the outside of the building. One satellite dish per subscription is allowed. Unit owners are responsible for the maintenance and replacement of the decks. Refer to Complete Plans for Deck Replacement for details.
Can I have a gas grill and where should it be located?
You may have a gas grill so long as it is stored outside adjacent to your unit or under your deck and not in your garage. It may be kept on your deck if your deck is no higher than the 1 st living level of your house (that's the bottom level for the splits and the living room level for the 4 story units.)
What can be stored under the deck?

Who is responsible for window upkeep and replacement?
Unit owners are responsible to window upkeep and replacement. When replacing windows, outside wood trim is not to be covered with vinyl. All screens need to be good working order. Torn or ripped screens are to be fixed or removed.
Can a storm door be installed?
Refer to # 28 of the Pickman Park Rules and Regulations document for details. The approved storm door is Hi-Lite and can be purchased from Hi-Grade in Lynn . Any other door which matches in color and style is acceptable. Storm doors are the responsibility of the unit owner.
Can I hang a flag or other ornamental hangings from the front of my unit or the front of my door?

With permission obtained in advance, you may replace your front door with one of the same color and style.
Can I change the front or rear outdoor light fixture?

Can I install an awning over my deck?

Can I use an outdoor fire pit?
We should discuss this. As it stands now, no unless it is removed after each use, much like a grill.
What types of deck slider door can be installed?
Sliders that are white and look the same as the original although they may open like a French door. Doors may not contain grids or have any other design.
Can I fence in the area under my deck?
Refer to # 32 of the Refer to # 18 of the Pickman Park Rules and Regulations document for details.
Can I install a plastic shed under my deck?
Refer to # 32 of the Refer to # 18 of the Pickman Park Rules and Regulations document for details.
Can I have a jungle gym, swing set or large outdoor toys?
Kiddie pools and children's toys can remain on the lawn during the day and stored under the deck at night. They are to be stored each week before the landscapers come. Jungle gyms and swing sets are not allowed. In the event of a party, rented inflatable toys are permitted for a day or weekend after approval of the board .
Who is responsible for the repair and replacement of water spigots?
It is the responsibility of the association for repairs and replacement of outside water spigots, unless the unit owner has been negligent (not turning off and draining the water in the winter) with the cost for repair charged back to the unit owner.
Who is responsible for the upkeep and replacement of driveways?
It is the responsibility of the unit owner to repair, replace and maintain the driveway. The driveway does not include the walk way to the front door, (if you are unclear as to the boundaries please ask the manager or Board before making any alterations) to the sidewalk or the apron of the driveway. These are the responsibilities of the association.
I want to make improvements/upgrades to the bath(s), kitchen, etc. What do I need from the association to begin work?
For any work which requires a permit from the City of Salem, permission must first be obtained from the Board. You will need to provide a detailed description of the work to be performed and the name of the licensed contractor who will be doing the work.
Who do I contact to report exterior peeling paint, rusted or missing covers to electrical and cable boxes, rotten siding, broken or clogged gutters and downspouts?
All matters of this kind are to be reported to the Condominim manager. Currently our manager is Jen Pappas at 781-932-9229 X226 .
Can I store a boat or camper on the property?
No, unless the vehicle fits in your garage.
Can I park a large heavy commercial business truck on the property?
Only one that fits in a designated resident space or your garage or driveway and only so long as it doesn't hang over the edge of your driveway.
Can I plant flowers, trees, or a vegetable garden?
Refer to # 32 of the Refer to # 30 of the Pickman Park Rules and Regulations document for details.
Can I install a wall or border around my garden?
A single level border (we have permitted any type of material) may permitted around the mulched area upon request and approval of the association.
Who is responsible for watering the lawns?
The association hires staff to water the lawns throughout the park every summer. Unit owners are encouraged to water the areas directly around their units to help in the endeavor to keep the grass healthy.
How often is lawn fertilizer or weed control put down?
Lawn fertilizer is put down once in the fall. Weed control is put down once in early spring. Unit owners are notified of the application schedule by the association.
Who is responsible for maintaining the fences?

Does the city of Salem pick up the trash?
Yes, although this was not always the case.
Where is my unit's water shut off located?
Each unit does have its own water shut off , it you can not locate your own shut off, call APT for assistance. The main water shut for the entire building is located in the B or C unit of the townhouse design.
Is there an outside water shut off to my building? Where is it located?
Every building has an outdoor water shut off and can be located in the grass or driveway of the B or C unit of the townhouse design.
What do I do when my neighbor has a water break and they are not home?
Contact American Properties, Inc. during the day at 781-932-9229 X226 and for after hours, weekends and holiday's using their emergency number, 781-932-3841.
Can I install a window air conditioner?
